FAQs - Listings

How much is the charge for listings?
A listing for sale is $40, rentals are $30. An Office Exclusive listing for sale fee is $60. The charge for an Office Exclusive rental is $50.

What is the charge for NJMLS Member Support to add a listing for me?
$15 per listing when using a NJMLS listing form; $25 per listing if using another MLS's form. If you need us to add a listing you must call and notify us first, or send a cover note with the fax. Please make sure you send a current NJMLS listing form, worksheet and addendum.

Is there a charge for NJMLS Member Support to make changes on a listing?
There is a $5 charge for any listing change made by NJMLS Member Support.

How much does adding a listing to the Internet cost and what web sites will the listing appear on?
The cost to add a listing to the internet is now included in the listing fee. It will be uploaded to njmls.com (our public web site), realtor.com (NAR public web site), and all IDX participant web sites.

How do I order listing forms?
You can call NJMLS Member Support at 201-387-1150 to place an order; you can download directly from the web site; or you can order a supply online by clicking here.

How do I report a closing on an Open Listing?
Fax over a filled-out listing form (no signatures needed), a feature sheet, and the sold information. Make sure there is a cover page with "Open Listing Sold" written on it.

What do the terms DCA and EA mean?
DCA stands for "Dual Commission Arrangement". This means a dual or variable rate commission exists. You are required to put a "Y" in the DCA field of your listing if a DCA agreement exists. EA stands for "Exclusive Agency". Not to be confused with "Office Exclusive". This means that a contractual agreement exists under where if the property is sold solely through the efforts of the "seller(s)", they are not obligated to pay a commission to the listing broker.

The building/complex name for my property is not on the list, what can I do?
Enter "none" for now and call NJMLS Member Support at 201-387-1150 and we will add this name to the list. Be sure to call with the MLS # so we may change the complex name.

The street name is not in the system, what can I do?
Click FINISH LATER and call NJMLS Member Support. One of our staff will add the street name for you.

I am entering a multi-family rental. The system keeps asking me for Building/Complex name, how do I get past this?
Type in the word "none".

What is the day of the week a certain town is on tour?

I am trying to save a listing and the system will not let me, what's wrong?
Check to make sure you have filled in all required fields. Any required field on the listing form will appear in YELLOW. If you still do not understand the nature of the problem, click on FINISH LATER and call NJMLS at 201-387-1150 and ask for Member Support.

I am trying to save a listing and I keep getting a message "no matches" in street name. Why is this happening?
Check to make sure you have entered the correct block and lot numbers, and that you have not misspelled the street name. Also make sure you have entered the street #, direction, name and mode all in their own separate fields. If the problem still occurs call NJMLS Member Support at 201-387-1150.

I made a mistake on the price of my listing, can I change this?
No. The staff of the NJMLS will make the correction for you - call 201-387-1150 and ask for Member Support.

The price on my listing is being reduced or increased, how do I change this?
You must first have a Change of Status Form signed. You can then go into the system and update the price. From the XL Paragon desktop go to Listing Maintenance, enter the MLS# of your listing in the section marked "Show Me My Listings", select Price Reduction/Increase from the "Action" column, input the new price, and then click OK.

How do I change the expiration date of my listing?
If the listing has not yet expired, you can go into the system and change the date. From the XL Paragon desktop go to Listing Maintenance, enter the MLS# of your listing in the section marked "Show Me My Listings", select Extend Listing from the "Action" column, enter the new date, and then click OK. If the listing has expired, you must fax a signed Change of Status Form to Member Support at 201-387-2535 with a cover note asking us to change the expiration. PLEASE NOTE: The Change of Status form must have been signed the day of or anytime before the day of expiration; otherwise, the property must be re-listed.

My tour did not show up on the tour reports, why not?
Check the date of the tour and make sure it is correct, and make sure the tour date you are entering matches that date. A common mistake is entering the wrong year.

How do I add my listing to the Internet after I have completed the listing?
From the XL Paragon desktop go to Listing Maintenance, enter the MLS# of your listing in the section marked "Show Me My Listings", select Change Remarks from the "Action" column, enter a Y in the "Add Listing to the Internet" box, add copy in the Internet Remarks field, and then click Save.

I want to change the information in the Additional Showing Instructions for my listing, how can I do this?
From the XL Paragon desktop go to Listing Maintenance, enter the MLS# of your listing in the section marked "Show Me My Listings", select Change Remarks from the "Action" column, add or change the copy in the Showing Instructions/Agent Remarks field, and then click Save.

I have an incorrect photo on my listing. How can I have this corrected?
Please call the NJMLS photographer (387-1150 x510) and report the specifics of your picture problem. Please be sure to indicate the MLS#, your name and phone number.

I entered my listing in the wrong category. How can I correct this?
Call NJMLS Member Support at 201-387-1150 to have the wrong listing deleted from the system. You must then re-enter the listing into the system using the correct category.

I got a message that a listing is no longer on file. Why is this happening?
1. The listing was never entered into the NJMLS system.
2. The listing has expired or been withdrawn and is over one year old. These listings are purged and can only be found in the old books at the NJMLS office.
3. It has been sold and is over 5 years old. These listings are purged and can only be found in the old books at the NJMLS office.
4. History of the property can be obtained back to 1984.
