What is an Office Exclusive?
An office exclusive is a listing which the homeowner does not want disseminated through
the MLS system. The listing must be submitted to the NJMLS along with a signed "Waiver of Broker Cooperation"
form or a "Non-Dissemination" form. Any 1-4 family property for sale in our market area that is an Office
Exclusive must be registered with the NJMLS.
What paperwork does the NJMLS need when I take an office exclusive?
A signed listing agreement, top half of NJMLS listing form with all listing details
(if signed listing is not on NJMLS form), and either a signed Waiver of Broker Cooperation form OR a signed
Non-Dissemination form. PLEASE mark top of listing or use cover sheet indicating the listing is an Office Exclusive.
What is the difference between a Waiver and a Non-Dissemination form?
When a Waiver is signed, the homeowner does not want the listing office to cooperate with
any other office. When a Non-Dissemination form is signed, the homeowner does not want the listing in the MLS,
but is willing to cooperate with other offices.
Where can I download the Office Exclusive forms?
Log onto XL Paragon, go to TOOLKIT, then click on FORMS, DOCUMENTS & GENERAL INFO.
Then click on OFFICE EXCLUSIVES and then click on FORMS.
Where do I send my office exclusive paperwork?
Listing Agreement and Waiver or Non-dissemination forms should be faxed to 201-387-0241.
What is the charge for an office exclusive?
Office exclusives are $60. If the office exclusive is a rental, the fee is $50.
What is necessary in order to enter an office exclusive listing into the MLS? (Publish an Office Exclusive)
1. Have the homeowner and broker sign a change of status form with "publish office exclusive" checked.
2. The listing agent will then enter the listing into the NJMLS. The listing date entered should reflect the date the office exclusive was originally signed.
3. Call NJMLS member support (201) 387-1150 x-519 with the MLS # to avoid being charged twice for the same listing.
Please note that the listing agent does NOT have to have the homeowner sign a brand new listing.
Am I required to report status changes on an office exclusive?
Yes. You have 24 hours to report ARIP, 24 hours to report Under Contract, and 7 days to report the closing.
How do I report an office exclusive sold?
Call 201-387-1150 x-519 with the closing information: sale price, terms of sale,
Under Contract date, closing date, selling broker, selling agent, buyer name and buyer city/state. Our staff will
then enter the listing into the NJMLS as a sold listing. The listing will never appear as active in the NJMLS system.
Where can I find a list of office exclusives?
Go to the desktop of XL Paragon and select Toolkit. From the drop down window, click
on "Forms, Documents, General Information". From the list of items displayed, select "Office Exclusives".
Will I get Million Dollar Club credit for a sold Office Exclusive?
If you register the Office Exclusive with the NJMLS and report the listing sold within 7
days of the closing, the sold data will be in the MLS system for your Million Dollar Club. Please do not wait
until the end of year to report the closings on your office exclusives!
