Coming Soon! Cloud CMA

The NJMLS will soon be offering an additional option for creating CMAs. Cloud CMA, a comparative market analysis and presentation product, will be integrated into XL Paragon and offered free of charge as a value-added product, passing along an annual savings of $349.95 to our members. Here are some of the features you can look forward to:

  • Easily produced, attractive, printed reports for buyers and sellers
  • An interactive, customized CMA on your iPad
  • Generation of a CMA just by sending an email
  • Customized reports to include information about town and amenities

New NJMLS Rules and Regulations


We recently updated the NJMLS Rules and Regulations for 2018. These are posted in XL Paragon and can be found by going to Toolkit>Forms, Docs & Gen Info>2018 ByLaws and Rules and Regulations.

An important addition to the Rules and Regulations is the recently announced rule on Delayed Showings. This new rule has been approved by vote of the Board of Directors and incorporated into the NJMLS Rules & Regulations.

This rule applies when showings cannot begin on the specified Listing Date but are delayed to a future date. During this delayed showing period, the property cannot be shown to anyone. Showings are prohibited by the seller and all agents, including anyone from the listing office.

When the property cannot be shown for more than three calendar days from the Listing Date a new Delayed Showing Form must be signed by the seller(s), listing agent, and listing broker and uploaded as an Associated Document to the listing. This new form is required for new listings added as of the effective date of the policy. It can be found in the Toolkit>Forms, Docs & Gen Info>Forms.

A new field in the Showing Instructions in listing maintenance will allow you to enter the Showing Start Date. If this delayed date is extended, new signed paperwork must be uploaded and the listing modified to reflect the new Showing Start Date. Reminder About Direct Billing of Membership Fees

NJMLS members now pay direct. With the most recent Annual membership renewal, we began billing agents directly.

Agents received an email with an invoice for their membership dues on Friday, June 1st. Payments must be made to the NJMLS no later than June 30th. Agents should no longer pay their Broker/office for this fee.

The billing will occur annually; the fee is $222 for the membership period from July 1st, 2018 to June 30th, 2019.

Agents can pay by clicking the link in the email they received, or via the link in XL Paragon. Please make sure to pay by June 30th, 2018 to avoid suspension and late fees.
 

New on Our Public Site

Changes were recently released on the public website to enhance the account feature, “My NJMLS”. These changes were also rolled out to the mobile version so consumers can now access and update their My NJMLS account from a computer on the full site and from a tablet or smart phone on the mobile site. Changes include:

  • Sign In | Sign Up feature with an option to use your Facebook or Google account login.
  • My NJMLS menu with counts of new matches on saved searches and favorite listings.
  • Ability to save a search or favorite listing on mobile and get “Real Time” email alerts.
  • Results display that highlights “New Matches since Last Viewed”.





Please Use These New Forms

We recently introduced some new forms, as well as revised versions of some frequently used forms. All of these may be found in XL Paragon by going to Toolkit>Forms, Docs & Gen Info, and going into the Forms folder:

New! Offer Acknowledgement Form:  Allows an agent from a cooperating office to request a confirmation when his/her customer’s offer is presented to the seller(s). The cooperating agent would complete the top of this new form and submit it along with the offer to purchase to the listing agent. The listing agent would return a copy signed by the seller(s) once the offer has been presented.

Office Exclusive Forms:  The Waiver of Broker Cooperation and Non-Dissemination forms, used when registering an Office Exclusive with the MLS, have been revised. These forms allow the seller(s) to initial to acknowledge understanding the terms of the office exclusive, and must be signed by the seller(s), Broker, and Listing Agent.

Withdrawal Forms:  The Unconditional, Conditional, and Temporary Withdrawals options have been separated into three individual forms.

New in XL Paragon


The following new features and enhancements were released in XL Paragon:

Listing Maintenance

Change Sold/Leased Price:  Allows the Listing Agent to correct the sold or leased price on their listings within the current calendar year. The current listings displayed on that page now include sold and leased listings for this calendar year.

Change Street Address on New Construction or To Be Built:  Listing Agents may now modify the street address on a listing where the Year Built chosen in Listing Load is either New Construction or To Be Built.

Solar Panels:  Two new fields have been added to Listing Load in the Residential Property category which will help define whether or not a home is equipped with solar panels and if that equipment is leased or owned.

Maps

The previously used Microsoft maps have been replaced with Google maps. The Google Maps give you:
  • A map view with a property marker to see where the listing you’re viewing is located
  • A satellite “Bird’s Eye” view with enhanced display, including “Street View” which has the ability to “walk” around the neighborhood
  • A search bar to find schools, transportation, hospitals, and other amenities on the map
  • Calculate and print driving or walking directions for any location

Watch List
  • A change was made on the Watch List page to show all status changes that have occurred on a listing since the last time it was viewed
  • Alerts will be triggered if the Delayed Showing date on a listing is changed.

Searches

Recent Searches:  The “Last” link in Property Search has been enhanced to display your ten most recent searches. In addition to displaying the date and time of these searches, the criteria used for each search displays, making it easier to locate past searches.

Open House Tools

When sending email updates to attendees of your open houses, they are saved in the Sent Email Log. When the recipient views the email, a date and time stamp will display in the “Read” column.

Prospects

Client Collab Page:  Customers viewing listings on the Client Collab summary page may now print listings in the traditional Customer Report view.


Broker Approval on Listing Agreements and Withdrawal Forms

Listing Agreements:  Brokers may activate a new feature in XL Paragon, prompting agents with an alert to upload a copy of the listing agreement as a private document when it is published in the system. The document will also be sent to the Broker for review via the email address on file with the MLS. Turning on this feature will not delay publishing the listing; it simply allows the Broker to view the paperwork.

Withdrawal Access:  Brokers may manage their agents’ access to withdraw listings unconditionally or conditionally.

Email Notification on New Listings:  Brokers may activate an option for agents in their office that will send an email to the broker and office administrator (optional) whenever an agent adds a new listing. The email will include a link to the Full Report.
