New! NJMLS Mobile View

We are very excited to announce the release of Phase 1 of NJMLS Mobile. Access the features and tools of the NJMLS easily from your phone when you are on the go. Best of all, have the work that you do in the mobile version update automatically in XL Paragon, so you’re working seamlessly between the two versions.

Phase 1 allows you to do the following in the mobile version:

  • Search all fields and view all listing data
  • View links to map, property history, Realist data, brief tax information, and nearby transactions
  • Access the ShowingTime link to request showing appointments
  • Email one or more listings from search results. All emails sent from the mobile view will be displayed in the XL Paragon “Sent Email Log.”
  • Add a listing to the Watch List
  • Run a Hotsheet search
  • View Hotsheet matches
  • View/Run your Saved Listings
  • Quick link to today’s Realtor Tours
  • Run a Tour/Open House search
  • Roster Search by Agent or Office
  • View agent contact information with links to call or email from your device
  • View customer contacts with links to call or email from your device
  • View your listing inventory
  • Make price changes or extensions

We will continue to expand the functionality available in the mobile view and will announce these changes as they are released. Look for these updates on the XL Paragon Desktop, on newjerseymls.com, and on the mobile view desktop.

Cloud CMA is Coming Soon

The NJMLS is pleased to offer our members an alternative to the CMA product currently being used in XL Paragon. Cloud CMA, a comparative market analysis and presentation product, will soon be integrated into XL Paragon and will be offered free of charge as a value-added product, passing along an annual savings of $349.95 to our members. This option will be found in the system by logging in and going to CMA Reports>Cloud CMA.

Cloud CMA gives users the ability to easily create attractive, customized CMA Listing Presentations, Buyer Tours, Property Reports, and Property Flyers from any device. These interactive reports may be designed and presented on a computer, notebook, tablet, or phone. Cloud CMA users will find a variety of report options, including the following.

CMA Report:  Type in the address of the subject property, press one button, and generate a complete CMA which includes:

  • Explanation of a CMA
  • Explanation of Home Values
  • Table of Comparables
  • Map of Comparables
  • Comparable Statistics for chosen market
  • Valuation Analysis
  • Sold Property Analysis
  • Helpful information for sellers about commission distribution, curb appeal, showings and Open House Checklist
  • NJMLS Member Benefits Flyer
Or you may also create your own custom CMA with properties you have selected and pick and choose the sections that display as part of the report.

Buyer Tour:  Let your buyer know what properties you will be showing them, and give them information about the neighborhood and amenities in the area by simply entering in the MLS numbers of the listings that you will be visiting:
  • Listing details and photos
  • Area school information
  • Area restaurant information with Yelp ratings
  • Tips about the home-buying process

Property Report:  Give your buyers and sellers the benefit of a detailed flyer with customized report pages. Choose how data is viewed, change color schemes and fonts and more:
  • Customize report pages to include information about schools, neighborhood information, and restaurants
  • Include area photos
  • Outline different loan scenarios

Property Flyers:  Create beautiful one-sheet flyers including photos and property description.

Webinar training on how to use Cloud CMA will be offered and dates will be announced shortly.

Attention Designated Realtors:  Courier Service for KeyBox Delivery

Designated Realtors may now place orders for courier delivery of up to five Supra KeyBoxes for a fee of $10 per delivery. If you require more than five KeyBoxes, please call for pricing.

Delivery times are as follows:

  • Orders placed by 11am Monday through Thursday will be delivered the next business day
  • Orders placed on Friday will be delivered on Monday
  • Orders placed Saturday/Sunday will be delivered on Tuesday
KeyBox orders will be delivered to the office address of the Broker who placed the order. A signature will be required at the time of delivery.

More New Enhancements

New:  Start Lease with zipForm Integration. In addition to the Start Contract option on Residential Sale listings, a new Start Lease option has been added to Residential Rental listings allowing NJMLS members to connect directly to the zipForm® Plus transaction management platform. To take full advantage of this feature, create a LEASE template (the forms needed for a lease transaction) and the Start Lease option will open that template automatically and populate the forms with information from the listing.  To learn how to create these time saving templates, sign up for our zipForm webinar on September 27.  Click to register

New:  Smart Search. You now have a convenient new search feature in XL Paragon. The Smart Search box, found above the menu bar, allows you to enter an MLS#, address, name, or keyword and quickly find information in the system. For example, if you enter a street address, a menu appears with selections that match that address. If you refine your information by adding a town name, the selections adjust. Each selection is preceded with a qualifier letting you know if it is a Listing (status included) or a Tax record to help you choose. Clicking on the selection will bring you directly to the Listing or Tax report. In addition to addresses, you can also search for forms and documents, or by keyword. For instance, if you enter “auto email” you will see options on how to set up an auto-email prospect or a link to go directly to the page to start the process. Give it a try whenever you need to find something quickly or get a tip on where to go to perform a certain task.

Understanding the Delayed Showing Rule

An important addition to the Rules and Regulations is the recently announced rule on Delayed Showings. This new rule has been approved by vote of the Board of Directors and incorporated into the NJMLS Rules & Regulations. It is important that you understand and comply with this to avoid any potential fines associated with non-cooperation.

This rule applies when showings cannot begin on the specified Listing Date but are delayed to a future date. During this delayed showing period, the property cannot be shown to anyone. Showings are prohibited by the seller and all agents, including anyone from the listing office.

When the property cannot be shown for more than three calendar days from the Listing Date, a new Delayed Showing Form must be signed by the seller(s), listing agent, and listing broker and uploaded as an Associated Document to the listing. This new form is required for new listings added as of the effective date of the policy. It can be found in Toolkit>Forms, Docs & Gen Info>Forms.

A new field in the Showing Instructions in Listing Maintenance will allow you to enter the Showings Begin On date. If this delayed date is extended, new signed paperwork must be uploaded and the listing modified to reflect the new Showings Begin On date. Statistics Help Show Market Conditions

The NJMLS offers tools that help you compile statistics. There are two reports that may be particularly helpful for you to analyze market conditions, the Market Trends Report and the Comparative Report. To create these (or any other statistical report) use the links found under the Stats tab on the XL Paragon toolbar.

Market Trend Report:  Graphical presentation of sold and under contract statistics for 6 months, 12 months, or quarterly for 3 years back. This report includes units sold, units under contract, days on market, median or average sales price.

Comparative Report:  Compare number of listings, dollar volume, and average sold price of listings sold by month, comparing one year to another.

Pat answered that one way to find out what Tour Dates are for specific towns is to go into Tool Kit >General Info then into the Tour Dates folder to see Tour Dates broken down by County and then town.

You may also find these dates for a listing you’re already entering into the system, by clicking on the magnifying glass next to the Realtor Tour date field, and it will display the appropriate suggested day.

User Preferences

There are some simple ways on our member site, XL Paragon, to engage consumer attention from our public site, njmls.com:  Take some time to complete a few pieces of information in the User Preferences section of the Toolkit. It will only take a few minutes and may help garner some leads. Here are some of the highlights you may want to try, outlined according to the section in which you’ll find them in User Preferences:

Section 2
Load/Change Your Agent Photo:  If you’re only going to do one thing, upload a photo into the system. Not only will this appear when you email a customer report to someone from XL Paragon, it will also filter over to njmls.com so that consumers will know who you are. It’s a very visual world, and when people know who they’re going to meet, for example before they’re going to an appointment, it may work in your favor.

Section 5
Accreditations:  If you took the time to get certified and trained in a special area of real estate, for example, Military Relocation, Training in Green Building Features, At Home with Diversity, Senior Residential Specialist, or the many other specialties that are available to Realtors, then let consumers know that if they need someone with your expertise, you’re available. Choose these in this section by checking the boxes that apply; they will filter to the public site and display on your Agent Page.

Languages Spoken:  If you speak another language (or up to five) you may choose them here. They will display on the public site and are a searchable option for consumers looking for someone who speaks their language.

Section 8
Biography and Accomplishments:  We have two sections; one where you can create a biography and another to list your accomplishments. Both of these display on njmls.com as your Agent Page.

Towns Serviced:  You may choose up to 10 towns where you specialize. These will filter to the public site, and if a consumer is searching for an agent in one of those towns, your profile will display as part of their search results.
