New Policy
A change has been made to the NJMLS Rules and Regulations requiring each member in a listing transaction be listed as co-listing agent and co-selling agent. As a result, we have added fields in Listing Load to accommodate the reporting of up to four co-listing agents when adding a new listing, and have added fields to report up to four co-selling agents in Listing Maintenance when making a status change, reporting a listing as ARIP (attorney review), UC (under contract), or S (sold). The policy has been added to the NJMLS Rules and Regulations as follows:

Section 1.17 – Listings with Multiple Listing/Selling Agents
Each Participant must list each Subscriber participating in the transaction in the appropriate co-listing or co-selling agent field in the MLS.

Detailed Showing Instructions
It is extremely important that listing information is clear, accurate and up-to–date, and this is especially true for showing instructions. It is incumbent on listing agents to provide detailed information in the showing instructions of their listings, including whether showings are virtual or in-person, the days and times showings are allowed, whether a COVID-19 waiver is required, limits on the number of people who can attend a showing, etc. Recognizing that situations change quickly, we strongly encourage listing agents to regularly check and update the showing instructions on all their listings. Equally important, showing agents must take care to read and follow these instructions to the letter and contact the listing agent or office prior to a showing if there are any questions.

If the showing instructions specify using ShowingTime, this feature must be enabled. As a reminder, using ShowingTime allows the listing agent to specify the type of appointment (virtual, in-person, or both) and to block the days and times in which showings are not permitted. We’ve also included in Listing Maintenance a new option to choose Virtual Showing Only in Showing Instruction choices (yellow field).

Reminder: Annual Fee
If you have not made payment, this is a reminder that your $222 annual membership fee invoice for the July 1, 2020 through June 30, 2021 period is due.

To make an online credit card or electronic check payment, click on the large banner on the XL Paragon Desktop. Select Click here to pay or view your charges online. Once you reach the Internet Member Services screen, select Accounts Receivable.

The payment due date was June 30th, but we have extended a grace period until August 31st for those who need it. Please email support@njmls.com to let us know if you need additional time to make payment or if you will not be renewing your membership so we may update our records accordingly.

Open Houses Now Permitted By State
As part of Stage 2 of the lifting of restrictions, the state of NJ is now permitting Open Houses effective June 15th. All parties must wear masks, practice social distancing, and follow indoor gathering restrictions.

We have removed the restriction in our system and you are now able to schedule an Open House or Broker Tour on your listings. The option to schedule a Virtual Open House will remain available.

Please check with your Broker and follow any policy your office may have on holding Open Houses or Broker Tours. In addition, please make sure to obtain approval from homeowners and building/facility management as well.

REALTORS® Care Foundation
During this unprecedented period we are living through, the support the REALTORS® Care Foundation provides to those in need is more important than ever. Please take a moment to view a message from the RCF President and consider making a donation to add your support if you are able.

COVID-19 Waiver
When adding Associated Docs to your listing, a new label option is now available for COVID-19 WAIVER. Agents will have the option to include these documents when emailing the Customer with Documents report from the system.

Watch List Update
An update has been made to the Watch List feature, allowing text message alerts to be received on listings being watched by MLS number. Once there is a change on the listing an alert will be sent to the contact phone number on file. The choice to receive an alert via text message displays when you add the listing to your Watch List.

Governor Extends Executive Order

ShowingTime™ Updates
ShowingTime has released new listing controls for virtual showings. With this new setting, listing agents can now configure their listings for 1) Virtual Appts Only, 2) In-Person and Virtual Appts, or 3) In-Person Appts Only. Unless you specify otherwise, listings will default to allow both In-Person and Virtual Showings. For more information, please click here.

For showing agents, ShowingTime added a new appointment type called Virtual Showing. For more information, click here.

Delayed Showings
Listings with Delayed Showings will temporarily not accrue Days on Market. Please note: the NJMLS can only control the number of “Days on Market” within our own system and not on third party sites like Zillow and realtor.com.

As a reminder, a Delayed Showing Form must be signed by the sellers, listing Broker, and listing agent and uploaded as an Associated Document to the listing when a property cannot be shown for more than three calendar days from the listing date.

Fields for Virtual Open Houses and Realtor Tours
We have released a system enhancement which allows you to display links to Virtual Open Houses and Virtual Realtor Tours on listing reports. These options are available by going to Modify Listing or by using the Tour/Open House link. The Virtual Open House information is also displayed on njmls.com and sites that NJMLS syndicates to such as Zillow, Realtor.com, and Homesnap.

Remine Live Open House
Remine has launched new Live Open House features. These new features will enable you to create live open houses that other agents and clients can easily search for and watch — while practicing social distancing. As part of your NJMLS membership, you will also get access to Remine Live’s streaming capability, which is exclusively available in Remine Pro.
