Definition of an MLS

A Multiple Listing Service (MLS) is a set of business behaviors between competitors. It implies cooperation and enforcement of ethical standards among participants/competitors. Cooperation is the obligation to share information on listed property and to make property available to other brokers for showing to prospective purchasers and tenants when it is in the best interests of their clients. The MLS database was designed to assist in the cooperation through the orderly correlation and dissemination of listing information. A key characteristic of the MLS is the ability to collect and maintain the real estate data with accuracy and timeliness. It is this characteristic that makes MLS valuable to the participants and their clients and customers.

The NJMLS

Since 1977, the New Jersey Multiple Listing Service has been providing the organizational structure, policies, and systems needed for the cooperative sale of real estate among its REALTOR® members. Under the direction of Executive Director Michelle Perino, the NJMLS strives to benefit its members, as well as the public they serve, with the most extensive, accurate, and up-to-date information on properties for sale in the Bergen, Passaic, Essex and Hudson county areas. To achieve this goal, our focus is to provide the most advanced systems using the latest technology.

As a REALTOR® owned MLS, the NJMLS adheres to guidelines recommended by the National Association of REALTORS® and guarantees that every member receive an EQUAL REPRESENTATION IN ITS GOVERNANCE. Through this governance structure, REALTOR® members have built the NJMLS into one of the most successful MLSs in the state of NJ.
