Have the Convenience of XL Paragon and ShowingTime at Your Fingertips This Summer

Summer often means time spent away from your office but it may not mean you can spend time away from your work. We provide you with tools such as the NJMLS Mobile App and the ShowingTime Mobile App, which give you the convenience of being able to search for properties and request appointments from wherever you may be.

The NJMLS Mobile App gives you access to listing and tax information while you’re on the go. Create and save searches using filters, draw a shape on the map to search within those boundaries, or use the “Near Me” search to find listings based on your location. Listings may be shared with your customers via email or text message, giving you added convenience in getting information to them quickly.

We also recently integrated ShowingTime into our mobile app; when listings have this service enabled, you can easily request showings using the “Showing” icon displayed on the bottom of each page.

Use the ShowingTime mobile app to request and confirm showings, manage showing feedback and share listing activity reports with sellers, all from your mobile device.


Agent Direct Billing

Recently, the NJMLS directed a survey to our Broker members regarding their preferences about how the NJMLS bills membership dues. The results of the survey indicate that the overwhelming majority would prefer to have their agents be billed directly for their membership dues. The Board of Directors has approved this change, which will become effective mid-year 2018. Other NJMLS fees will still be billed to the broker including listing fees and fines. Details will be forthcoming as we get closer to implementing this change.


Reminder About Required Market Areas

NJMLS Member Offices are required to enter listings into the system which fall into the following Market Areas and Property Categories:

Market Areas
  • Bergen County
  • Essex County
  • Passaic County
  • Hudson County:  East Newark, Harrison, Kearny
Property Categories - 1-4 Family Homes for sale including:
  • Residential (Single Family)
  • 2-4 Family
  • Condo/Coop/Townhouse

Immediate Alerts for Prospects:  They’ll Be the First to Know

Get listing information to your customers instantly.  We have added an option to send Prospect emails on an immediate basis, giving you an edge in getting listing data to your customers before they can find it anywhere else. When this option is chosen, based on the search criteria you have set up for your Prospect in XL Paragon, email alerts are sent to them as soon as a new listing displays in the system, or changes are made to an existing listing.

We are offering a new way for you to communicate with the NJMLS support team. You may have already noticed a “bubble” at the bottom right of every page when you’re logged into XL Paragon, allowing you to contact us using our new online Live Chat feature. Click on the bubble to open up a session to troubleshoot listing issues or ask a quick question.

Maintaining the Integrity of the NJMLS Data

Whether you’re relying on statistics to keep up to date on market trends and conditions, or you’re compiling listings for comparables to send to customers to assist them in buying or selling a home, you depend on the data you retrieve from XL Paragon. This data comes from the information you provide when entering and managing your listings, so it is very important that this is timely and complies with the guidelines the NJMLS provides for you in our Rules and Regulations regarding putting listings into the system and status changes.

As a reminder, most of these follow the “24 Hour Rule.” Although we don’t formally call it that, it’s an easy way to remember how long you have to complete certain tasks. Basically, you have 24 hours from the timeyou have fully executed paperwork (all owners on the deed and your broker must sign) to:
  • Enter a listing into XL Paragon
  • Withdraw a listing from the system
  • Extend a listing (up to midnight on the date of expiration)
  • Make a price change
These two changes do not require paperwork but they do need to be made in the system within 24 hours:
  • Change the status of a listing from Active to Attorney Review in Progress (ARIP)
  • Change the status of a listing from ARIP to Under Contract (UC)
The one change that does not follow this rule is marking a listing from Under Contract to Sold. We allow seven calendar days from the time of closing to make this change in the system.

Beware of Email Fraud

We are hearing from members about an increasing number of suspicious emails that could be fraudulent phishing schemes or could contain computer viruses. We urge members to be extremely cautious when responding to emails and to advise customers to follow precautions during their real estate search and purchase. As a general rule, do not reply to emails that ask for personal or financial information and do not click on links or attachments - even if the message seems to be from a person you know or an organization you trust.
