System Tools That Add Value to Your Membership


The NJMLS offers our members many system-integrated, value-added products as part of the membership fee. Additionally, we offer helpful training on these enhancements, so if you are uncertain on how to use them, please give us a call and we will tell you the best resource to use to get started or see the descriptions below for upcoming training offered on these products:

Cloud CMA:  The NJMLS is the only MLS in the state of New Jersey to offer this product free of charge, passing along a savings of $349.95 per year to our members. Cloud CMA is an option we are providing to create a customized CMA Report; it also allows users to create Buyer’s Tour Reports, Property Detail Reports, and Property Flyers.

ZipForm Start Contract Integration:  We are the only MLS in New Jersey to offer integration of this transaction management service free of charge to our members. A quick and simple way to write a Contract of Sale, using the MLS-PUSH feature that pushes data directly from a listing in XL Paragon to a zipForm® transaction. You also have the convenience of being automatically logged in when you go from our XL Paragon system to the zipForm® Plus site.

ShowingTime Appointment Scheduling Service:  Save time, reduce calls, and generate showings by enabling ShowingTime on your listings. ShowingTime provides a simpler way to schedule and manage showings, request feedback from showing agents, create listing activity reports, schedule buyer’s tours and send notifications to agents who have shown your listings.

Realist:  This property database allows users to search for properties and listings, flood maps, assessor maps, and zoning maps. You can also assess market conditions and trends, identify comparable properties, search for distressed properties, and more. Tax data is available for all 21 counties in New Jersey and nine counties in New York.

Supra MLS Integration:  Members whose keys have been assigned by the NJMLS are able to access the Supra MLS integration, found on the Full Reports of their listings. Simply use the icons provided to quickly assign a keybox to a listing, access a showing report to see which agents have opened the keybox, and unassign a keybox from a listing when the property is off-market.

Circle of Excellence

The deadline to submit your Circle of Excellence application to your local board is January 7, 2019. The NJMLS provides you with a Circle of Excellence report in XL Paragon to help you. This tool, found in the XL Paragon Statistics menu, simplifies the process of compiling what you need to qualify for this distinction. Your report will consist of a list of your closed transactions with details that include the value of the sale towards your Circle of Excellence status.

Our Circle of Excellence Report aligns closely with the sections of the application used for submission. To see it, select Search/Print Award applications II and III.
 
This version includes:

  • A checkbox to easily print listing reports
  • Two options for Units calculation: Dollar & Unit or Strictly Unit
  • Lease Term
  • Gross value of rental agreement has been calculated and now displays in the Dollar Value column


This is also a good time to make sure that you’ve checked your inventory to confirm you’re current on reporting closed listings, as well as confirming that any transaction in which you represented the buyer is correctly reported by the listing agent.

Have You Tried NJMLS in the New Mobile View?


If you’re working in XL Paragon on your phone, you have already noticed that when you log in, the system automatically recognizes that you are on a mobile device and takes you to the mobile friendly view. Since the initial launch, the following new tools have been added to this version. Eventually, all tools in XL Paragon will be available in the Mobile View.

Community Reports are Now Mobile Friendly


Community Reports, the report sent to consumers that provides information about a town’s demographics, schools, amenities and other community information, will now detect how the viewer is looking at this data and render appropriately for a mobile device (phone or tablet) or computer. The report includes your agent branding and contact information with links to email or call directly from the report.

Information is displayed in a collapsible, easy to use format including town photos and facts, demographics, and geography. Also available are links to amenities for that town as well as School Information and links to the New Jersey School Performance Reports.

What Happens With The Money Collected From Fines?

The NJMLS prides itself on maintaining the integrity of the data that is displayed in XL Paragon, so whether you are searching for listings for your buyer, collecting comps to prepare a CMA, or compiling statistics, you will have information that is accurate and timely. This data comes from you, our members, so it is important that you abide by the Rules and Regulations that apply to entering and maintaining listings. A system without accurate information is not very valuable to its members or the consumers they serve.
 
To help ensure the integrity of our data, fines are issued when there are violations of the Rules and Regulations. The money we collect from fines is used in donations to various community service organizations chosen by the Member Boards of REALTORS®, including local and state organizations. Though we prefer not to issue fines, they help to serve our goal of maintaining data integrity, while providing donations to many good causes.

Supra eKEY Refresh Coming Soon


In the coming weeks, Supra will be releasing a completely “refreshed” eKEY app with a modern look and feel and a simplified user interface. Here are some of the updates you can look forward to:

eKEY Basic Enhancements
  • More easily accessible “Obtain Key” button
  • 30 digit authorization code replaced with a simpler, more secure 10-digit alphanumeric code
  • Showing details available in the app, a new feature for eKEY basic users
  • Open a keybox using the phone’s biometric capabilities, such as fingerprint scanning
  • Ability to enter your pin just once a day
  • Open a keybox with an Apple Watch
  • Faster opening of the keybox with an Android device (will match speed of Apple devices)

Also, as a reminder to our displayKEY users:  Supra mailed 2019 invoices directly to agents in mid-November. The Display Key fee of $147.29* (plus $25 if you take the optional insurance) is due and payable by December 13, 2018. If you have been thinking about upgrading to an eKEY, this is a great time to do so. No need to make an appointment, just bring your displayKEY and cradle to either NJMLS office during normal business hours. Make sure you also bring your fully-charged mobile device with you so we can help you install the Supra Mobile app and set up your monthly billing. The eKEY fee for 2019 is $16.03*/month.

What Should I Do When a Deal Falls Apart?


If you have a listing that is Under Contract (UC) in our system, and that deal falls apart and another offer is accepted, please remember that it is necessary for you to put the Under Contract listing Back on the Market and then mark the newly accepted offer in Attorney Review (A*). The new offer should be treated as exactly that, a new transaction, with all the necessary status changes from Active made again.
