NJMLS:  Working For You

The NJMLS endeavors to give you more:  more assistance, more information, and more options to help you work during this unprecedented time. The system changes and enhancements we have made — and continue to make — are in place to help you carry on with business during an unusual time but will continue to be valuable when it is “business as usual.” We are offering webinar training on enhancements and new products, or reach out via phone, chat, or email if you need our help:
 

Realist®, the public-record database integrated into our MLS system, has launched their new Realist 2020 platform. This new user interface no longer requires Flash and is mobile-friendly/responsive, so you can access it using any device.

New features include:  View Results field, with “count-on-the-fly” feature; Cards View, with a photo and a few fields of key info for each property; Sell Score Indicator graph, with the likelihood a property will be listed for sale in the next 6 months; and more.

NJMLS Fields for Virtual Open Houses and Realtor Tours:  We have released a system enhancement which allows you to display links to Virtual Open Houses and Virtual Realtor Tours on listing reports. These will also be sent to NJMLS.com and sites that NJMLS syndicates to such as Zillow, Realtor.com and Homesnap.
 

ShowingTime™ has released new listing controls that let you configure your listings for virtual showings. This new field now appears on the ShowingTime set-up screen:  Allow Showing Agents to Request Virtual Appointments? with a menu to select from 3 options:

  • In-Person and Virtual Appts:  This allows for the buyer’s agent to request either an in-person or virtual showing, so they have the choice to see your listing whichever way they are comfortable.
  • Virtual Appts Only:  This will restrict your listing to virtual showings only, and the buyer’s agent will not be able to view your listing through an in-person appointment.
  • In-Person Appts Only:  Only appointments conducted in-person will be allowed on your listing. The buyer’s agent will not be able to select a virtual showing.

Unless you specify otherwise, listings will default to allow both In-Person and Virtual Showings.

Remine has launched new Live Open House features. These new features will enable you to create live open houses that other agents and clients can easily search for and watch — while practicing social distancing. As part of your NJMLS membership, you will also get access to Remine Live’s streaming capability, which is exclusively available in Remine Pro. Homesnap PRO:  Create Open House and Realtor Tours and share them using the Homesnap PRO app.
 

Cloud CMA Live:  Cloud CMA has just added a feature which allows you to do a live, virtual CMA presentation using an integrated screen-sharing feature.

As a reminder, the Governor’s Executive Order prohibits traditional Open Houses at this time and specifies that real estate showings may be conducted on a one-on-one basis only.
 

Listings with Delayed Showings and listings marked WT (Withdrawn Temporarily) will temporarily not count Days On Market (DOM). For more information, click here. Please note:  Delayed Showings already submitted can be extended to June 1st; new listings can be taken with a maximum of 30 days delay.

Options to Work Remotely


In this unprecedented time, we all have had to make changes. For many, that includes new and often unfamiliar ways to continue our professional lives. The NJMLS is working hard to keep you up-to-date regarding the products and tools you have at your disposal to help make working remotely as smooth a transition as possible. Here are some of the options currently available:

Tools for e-Signing
  • Integration with zipForm Plus:  Manage transactions, import and save documents, and send out for e-signature.
  • Create and Save Paperwork in XL Paragon:  Create listing paperwork which can be printed, saved to your local drive to send out via email, or export to zipForm Plus for e-signing. You can also create Change of Status and Withdrawal paperwork and use those same options to have your sellers and Broker e-sign.
Tools to Show Properties Virtually
  • Fields for Virtual Open Houses and Realtor Tours:  We have released a system enhancement which allows you to display links to Virtual Open Houses and Virtual Realtor Tours on listing reports. These will also be sent to NJMLS.com and sites that NJMLS syndicates to, such as Zillow, Realtor.com and Homesnap.
  • ShowingTime:  Enable on listings to request and manage appointments. ShowingTime has added a new appointment type for virtual showings. ShowingTime has also released new listing controls for virtual showings.*
  • Remine PRO:  Remine PRO has now launched new, Live Open House features.*
  • Homesnap PRO:  Create Open House and Realtor Tours and share them using the Homesnap PRO app.
Tools for Virtual Listing Presentations
  • Cloud CMA Live:  Cloud CMA has just added a feature which allows you to do a live, virtual CMA presentation using an integrated screen-sharing feature.*
Tools to Keep Buyers Updated on New Listings
  • Client Connect:  Schedule automatic emailing of listings using the Prospect feature in XL Paragon. Your clients will receive listings based on criteria and frequency you specify in the system.

March 31 Message from New Jersey REALTORS®
Please refer to the following message from New Jersey REALTORS®:
“A quick note to our membership–We did not ask to be deemed essential; we did reach out to the governor’s office for clarification of his expectations on how we were to proceed as an industry under Executive Order 107. The clarification on the governor’s Executive Order was sought only to determine what was permissible for those renters, buyers, or sellers who are in immediate need of real estate services. Situations where there is an immediate need could include: a renter whose lease ends during the EO, end of a winter rental, those who needed to buy or sell for health or financial reasons that existed before COVID-19, those in pending transactions who needed guidance, or a vacant property, to name just a few. As a state association, we are always trying to best inform our members about what is and is not allowable based on the most current state laws, regulations, and orders–we needed the clarification from the governor’s office in order to inform our membership on what was allowed during this unprecedented event. To be clear, we suggest all showings be held through virtual options. As a New Jersey Realtor®, you should not take this action by the governor to mean you must continue your business.”

March 30 Update from New Jersey REALTORS®
New Jersey REALTORS® has received the following response from the Governor’s Office regarding showings and open houses which are now included in the FAQs on their website:  Per Governor Murphy’s March 30 clarification to Executive Order 107, “Realtors can operate and show houses to prospective buyers on a 1-on-1 basis or to immediate families. There is a prohibition on open houses.”
