Fall is a Good Time to Review Your Inventory

It’s hard to believe that the end of the year is almost here; this is a reminder that Fall is a good time to review your inventory, particularly if you are preparing to send in an application for Circle of Excellence. It’s very simple:  run an Inventory search and review your transaction history to check that listings are reported accurately by choosing Search>Inventory on the XL Paragon Desktop. If a change needs to be made on a listing, for example a selling agent needs to be changed, please let us know as soon as possible, preferably by the end of November.

Remember, if you have incorrectly reported that the selling agent was not a member (9999) or you put yourself as the selling agent, you are able to change that on your own by going to Listing Maintenance on the toolbar and then choosing Add/Modify Listings>Modify Selling Agent.


Maintaining Data Integrity

The NJMLS prides itself on providing timely and accurate data to our members — one of the most important benefits we offer! This reliability of information gives you confidence that you are furnishing valuable guidance on pricing, whether you are working with sellers or buyers. It allows you to create accurate statistical reports and CMAs, and send listings that have up-to-date details. This information comes from you, our members, and we rely on you to input and maintain listings in compliance with our Rules and Regulations to preserve data integrity.

Maintaining your listings according to our Rules and Regulations will also prevent you from receiving listing fines. These fines are imposed when listings are entered into the system late, when status changes are not made within the specified period of time, or when required listings are not put into the system at all. Additionally, last year the National Association of REALTORS┬« implemented policy regarding the MLS’ ability to enforce penalties for non-compliance. Here is an excerpt from our Rules and Regulations incorporating this policy:

Section 9.1
Violations of Rules and Regulations

In any instance where a Participant in an association multiple listing service is charged with a violation of the MLS bylaws or rules and regulations of the service, and such charge does not include alleged violations of the Code of Ethics or the Standards of Conduct for MLS Participants, or a request for arbitration, the Service may impose administrative sanctions.


Are You Using the Watch List?

The Watch List is a great way to watch an individual property, perhaps one that you showed to a client, to see if any changes occur on the listing including price changes, changes to Showing Instructions, status changes, and more.

To watch a specific listing, open the full report and look for the link at the top, “Add to Watch List.” When you choose this, you will be given options to watch by address or watch by MLS number. Watching by address means you will be notified about changes on the property after it goes off-market, for example, when it is relisted. When you watch a property by MLS number you will only watch that listing, when it is off market you will no longer receive notifications about changes to it.

In addition to Desktop Alerts, when you add a property to your Watch List, you will be given the choice to receive notifications by text message or by email. These options may be enabled on a per-listing basis, or globally for every property you add to your Watch List.
