Are You Using NJMLS Statistics?


The NJMLS prides itself on the accuracy and timeliness of our data — provided by our members through entering and maintaining listings in the system. We use this data to provide you with statistical reports ranging from those we create for you, which are provided monthly, quarterly, and annually, as well as a variety of statistical reports that you can create on your own.

Not using these reports yet? Here are some that are created for you which you may find helpful. To find these in the system, hover over the “Stats” link on the XL Paragon toolbar and choose Market Update Reports or Quarterly Town Statistics:

Monthly Market Indicators Report:  Provides a general overview of the housing market and furnishes data about new listings, pending sales, sold listings, median and average sold price, months supply of inventory, and more.

Quarterly Market Update:  This quarterly report gives a “Market Snapshot” based on the current month and the year-to-date. Also included in this report are statistics pertaining to active, under contract, and sold listings, absorption rates, and more.

Quarterly Town Reports:  This report provides a town-by-town breakdown of sold listings, average sold price, median sold price, percentage of change in number of solds, and percentage of change in average and median price. This report is also compiled at the beginning of a new year using year-end data.

There are additional ways for you to access NJMLS statistics:

Market Stats Link:  The Market Stats link displays on the Full Report and is a great way to get a quick market picture of a particular town including new listings in that market, average Days on Market, median list and sold price, and Absorption Rate, based on Under Contract and Sold listings.

Towns Serviced:  This option allows agents to choose market areas where they specialize, which will display in their Agent Profile on our public website, njmls.com. Additionally, after choices are saved, a quarterly Market Trends report will automatically be emailed to you for your chosen towns. Go to Toolkit > User Preferences > Section 8.

Create Your Own Report:  You may also create your own customized reports based on specific data requests. Available options include the Statistical Report, Comparative Report, Price Range Report, and several others. Many of these reports may be saved so that you can schedule updates to be sent to you automatically on a monthly, quarterly, or annual basis by using the link at the top page.

Reminder:  No Further Showings


The new rule regarding discontinuation of showings during review of multiple offers or during Attorney Review is now in effect. This information must be disclosed in the Agent Remarks/Showing Instructions of the listing and the new option in the Showing Instruction Field must be selected. In addition, the new No Showings Form must be signed by all owners and the listing broker and uploaded to the listing within 24 hours of the discontinuation of showings. The new form can be found in Toolkit > Forms, Docs & Gen Info > Forms folder, or click here for a copy.

The new rule can be found under Section 2 of the NJMLS Rules and Regulations as follows:

Discontinuation of Showings During Review of Multiple Offers/Attorney Review:
If the owner(s) of a listing in the Service requests no further showings during review of multiple offers/Attorney Review, the Agent Remarks/Showing Instructions and Showings Instruction Field of the listing must be updated accordingly in the Service within 24 hours. The NJMLS “No Further Showings During Review of Multiple Offers/Attorney Review Period Form” must also be signed by all owners and the listing broker and uploaded to the MLS system of the service within 24 hours of the discontinuation of showings. Failure to comply with this rule will result in a $500 fine.
