The Next Generation of ShowingTime is Here

ShowingTime is rolling out a next generation system.  To try the updated version, when accessing ShowingTime from the NJMLS system, click on the banner at the top of the page, where you’ll see displayed, “Start using the next generation experience”.  You will be prompted to update your ShowingTime password (or create one if you haven’t used ShowingTime before) and be given the opportunity to update information including your User Information, Default Settings, and Listing Notifications. 

The new interface is consistent between devices, so no matter what you’re working on (phone, computer, tablet) you will be able to work seamlessly from device to device.  Here’s what else is new:
  • Redesigned Dashboard with a sleek look and intuitive user experience
  • Customizable options including light and dark mode and increased agent branding
  • The Bulk Select feature allows multiple action items to be completed at once, such as scheduling and canceling appointments and making changes on an activity report
  • Choice of multiple, interactive Calendar Views
  • Tour building feature allows agents to create the most efficient route when scheduling multiple appointments
If you have never tried ShowingTime, please take a moment to test either version (you may continue to use the old version, if you choose); it’s a helpful, user-friendly product that we offer you at no charge as part of your NJMLS membership.


The NJMLS Offers More Value

The NJMLS has been providing members with the ability to market listings to other NJMLS members for over 46 years.  The idea of cooperation between members supports the listing agents’ efforts to bring in the best offer for a property.  Throughout the years, our goal has been to continue to give members state-of-the-art technology, as well as products and services designed to help maximize these marketing efforts.   

As a member of the NJMLS, you get more value for your membership dollar; we offer the following third-party products, which are integrated into our system, free of charge, as part of your membership:

Remine PRO:  a platform which provides enhanced data sets and search filters to help agents target seller and buyer leads, as well as tools to engage with buyers and sellers. 
Cloud CMA:  a comparative market analysis and presentation product, and an alternative to our traditional CMA product.  It provides the ability to create and present customized listing presentations, live CMA virtual presentations, buyer’s tours, property reports and flyers, and more.
ShowingTime:  an appointment scheduling and management product which allows listing agents to track information regarding showings, feedback, create reports for homeowners, and more.
zipForm-MLS Connect® :  an integration with this transaction management program allows members to easily start a contract or lease from a listing to send NJMLS listing paperwork for e-signing.
Realist:  a robust tax database which provides a more complete property picture by combining tax and public records with NJMLS listing data and market trends.  Realist also offers additional property information such as Flood Maps, Zoning Maps, Assessor Maps, and more.
As part of our commitment to ensuring you make the most of these options, the NJMLS offers training on these products, in addition to the training provided on using the NJMLS member website, and more.  The monthly training calendar is posted on the NJMLS System Desktop along with links to register for those classes.  If you can’t participate in live training, there is a video library link on our Desktop with recorded webinars available on demand.

Reminder Regarding Access to the NJMLS System

The NJMLS requires that anyone who works in our system be registered as a member, whether that is an agent or an administrator (defined as assistants of any kind – personal or secretary, as examples).  The sharing of login credentials with anyone, whether that is another agent who is not a member, a personal contact such as a family member, friend, or client, or an administrator, is against NJMLS rules and the penalty for non-compliance is $500.

If a non-member agent in a member office wishes to join the NJMLS, they should complete a New Agent application; licensed and unlicensed administrators may join by completing the appropriate Administrative Member Application.  Applications are found on our website,, under the Join NJMLS header.  The fee for an unlicensed administrator is $80 per year; licensed administrators will pay the same fee as an agent, $222 per year. 


Please remember both agents and administrators are required to complete Orientation prior to getting access to the system. 


Reminder About Teams

The NJMLS established a team structure within our system so that all transactions by team members will be counted as part of that team.  The purpose of team setup is to allow a team to advertise the combined sales activity and resulting rankings based on the transactions of all team members.  Agents advertising themselves as a team must be registered with the NJMLS as such; registration and management of teams is the responsibility of the Broker (Designated Realtor) of each office.  The existence of a team, however, does not preclude the requirement to report all individual members who participated in the transaction on the listing itself. 

The NJMLS rules state that advertisements which contain Market Share Statistics must indicate whether the ranking is based on individual, team, office, or company Statistics, and must include all the search criteria used to determine the published ranking.  The rule also states that competitors cannot be identified or inferred in advertising either by name or by any other identifiable characteristic. 
Following are some FAQs which may help you understand this policy and answer any additional questions:

How are teams created in the MLS system?
The Designated Realtor is required to create and manage teams. This can be done from the option labeled Manage Office Teams included under Roster. This option allows the Designated Realtor to name the team, identify the team leader, and add team members.
How does being part of a team affect the display of listing and selling agents on a listing?
Listing and selling agents who participate in the transaction must be entered individually and appear on the listing. Being part of a team only allows for the transaction to be credited to the team in Market Share Statistics.

Can a listing agent on a team advertise a property they have listed without including the team’s name?
Yes, the NJMLS does not have any requirements to include a team name in advertising an individual listing, only that the team must be registered if it is used in advertising.
How does this affect the reporting of Statistics?
Any listing that has a team member included in the transaction will be merged into the Market Share Statistics to the Team Market Share Report rather than be included in the Individual Agent Market Share Report. Reporting of Team Statistics is available in the Market Share Report by selecting Team Share in the report criteria.
