Coming Soon:  Listing Agreement and Rule Changes
 

Updated language will soon be added to NJMLS listing agreements regarding the display of listings on consumer websites.  The new language includes disclaimers related to the benefits of exposure on the Internet and the Terms of Service of web sites where the listing may appear:

___Unless this box is checked, Seller authorizes listing to appear on all real estate web sites authorized by the Board of Directors. If checked, consumers who search for listings on the Internet will not see information about this property in response to their searches.*  

___Unless this box is checked, the property address will appear on all web sites.

*Most home buyers search for available properties through major real estate web sites.  Properties that receive broader visibility tend to generate more showings, receive more offers, and achieve higher sale prices. If you checked the first option above opting not to send your property to these web sites, initial here to acknowledge: ______. 

If you decide to modify this choice, you should discuss this with your listing brokerage.

Please review the Terms of Service of these web sites and applications since they may vary, and the specific Terms of Service for each provider will control if the information is displayed and the manner in which the information is displayed on their website and/or application.



In addition, a rule regarding the Lead Paint and the Sellers Disclosure will also be added and will specify that if required by law, those documents will need to be uploaded to the listing as an Associated Document.  We encourage you to begin getting in the habit of attaching those forms to your listings now, which makes it easier for a showing agent to access that information when needed.

Please Use the Fill From Tax Option 

We want to stress how important it is to use the Fill from Tax option when entering a listing into the Matrix system.  This auto-fills data from the tax records including address, block and lot, and other property information, ensuring your listing is complete and accurate and appears in all property searches.

Training Update

The NJMLS offers both in person training in our Saddle Brook office, as well as webinars, which are completed with a live instructor.  Whether you're interested in digging deeper into the Matrix system or learning something new, we hope you will take advantage of the free training that we offer as part of your membership.  

Class and webinar lists, along with links to register for webinars, are posted on the Matrix Dashboard, under "News and Alerts."  You may register for in person classes by going to Tools>Links>Register for Classes.  


Please utilize the recorded training videos that we provide, many of which are recorded versions of previous webinars, which may be found in the News and Alerts section; click on the title Helpful Matrix Resources. There is also a Matrix Learning Lab, which provides helpful options brought to you by CoreLogic.  Please note, you may need to enable the display of that panel on your Dashboard by clicking on Edit Dashboard on the upper right corner of the Matrix screen.

 
 

Recent Updates in Matrix
 

Following are some of the updates and enhancements that have been made in the NJMLS Matrix system since its launch:

Create Listing Agreement
An option to create a listing agreement allows agents to save a listing as incomplete, download a PDF version to send to your chosen E-Signature platform, and then once all signatures are in place, return to Matrix to submit and make your listing active.

Input Warning
An Input Warning displays when a Listing Agent clicks submit when entering a listing, prompting confirmation that the listing was meant to be published.

NJMLS Statistics Report
This addition to Market Reports allows agents to calculate the average list price, average sold price, median sold price, percentage of sale price to list price, and average days on market.  It also shows the number of solds, new, active, expired, leased, and withdrawn listings within the time frame entered.  This report also lets you see the number of active listings on any given date in the past and can be run by County, County Locale, Town, Category, or Style.  It can be found by going to Market Reports>General>NJMLS Statistics Report.

Comparative Market Analysis (CMA)
A photo gallery report was added to the CMA report.

Address Search
An Address Search was added to the search menu.  It is particularly helpful when you need to search for an address that is hyphenated (the Speedbar does not allow for this type of address).

Market Share and Market Ranking Reports
"Building Complex" has been added as a search option on the Market Share and Market Rankings reports.

Customer Report Options
When choosing the Customer Full report, new options were added to the print menu to print or email as PDF, including Customer Report with Multiple Photos, a Brief Tax Report, or with Open House information.

Flood Plain
Flood Plain was added as search criteria in the Cross Property (multiple property category) search.

Circle of Excellence
The Circle of Excellence report is now found as an option under Market Reports on the Matrix Dashboard.

NJ Property Records
A link to NJ Property Records now displays under the Tax link on the Dashboard, in addition to the the Public Tax records and Realist.

History
Listing History is now accessed from the Agent Full report by selecting the History Summary tab.  This allows you to view Current Listing History, from the time the listing was entered into the Matrix system, in addition to a summary of listing history for other listings at the same address.
To view older listing history, access the Agent Full report, and select Old History Details.  This will provide status change information on that listing.

Member Roster
Links to Active and UC/Sold listings display on the Member Roster, which can be accessed by going to Roster>Member.  Click on the link to view that agent's active listings.  Please note, Brokers and Admins will see two links, one for active listings and a second for UC/Sold listings.  

FOR BROKERS
Market Share Report
Agent, Team, and Office ranking reports are available under Market Reports.

Inventory Search
Full office/company inventory search is available under the Search tab.  You can search by status/date range and find transactions where your office or company were on the list side, sell side, or both.  These same searches may also be run for any agent in the Broker's office.

Agent Production Reports
Agent Production reports are available to Brokers and agents;  Office Production reports are available to Brokers.  both of these reports can be found under Market Reports on the Matrix Dashboard.
